Bengaluru: Come Sept 28, property owners in Bengaluru will be able to apply online for khata bifurcation of properties measuring up to 20,000 sqft. Bengaluru development minister Krishna Byre Gowda Tuesday launched e-Aasthi 2.0, an upgraded version of the property-record and e-Khata management system launched in 2024. For properties over 20,000 sqft, the owner will have to relinquish 15% of the land according to town-planning rules. Around 23 lakh of Bengaluru’s more than 35 lakh property records have been digitised and draft e-Khatas issued, while around 11 lakh owners have obtained Final e-Khatas, the minister said.
Gowda said the new portal had been made more user-friendly based on suggestions and feedback from people who had used the earlier e-Aasthi system. The bifurcation and road plan should be uploaded online and the owner will get the bifurcation as well as e-Khatas online,” he said. Gowda said the system would also make it easier for NRI property owners to access khata services. Such owners can apply for khata changes and corrections using the digital signature,” he said. The upgraded platform allows property owners to access e-Khata services, submit applications and track their progress online, reducing physical visits and dependence on intermediaries. “If the owners are keen on retaining the land, we are coming up with possibilities wherein the owner can pay the equivalent guidance value. The legal aspects of this will be examined and the option will be decided upon,” he added. “We are introducing digital signatures. “Our system has set the gold standard for property records management in the country.
Aadhaar was earlier mandatory for certain khata changes and corrections, but many NRIs did not have Aadhaar.
