Knight Frank’s Affordability Index (H1 2026) continued to place: The wider industry impact

Ahmedabad: Ahmedabad’s residential market recorded a sale of 14,300 housing units from Jan-Sept 2026, a 2% year-on-year increase from 14,064 units in the same period in 2025, according to Knight Frank India’s latest assessment of the Indian residential market. The city also logged its strongest first-nine-month sales performance since 2018.

Developers launched 16,745 housing units in the first nine months of the year, up 1% from a year earlier and the highest nine-month launch volume since 2018. Sales remained steady across the first three quarters of the year, with 4,758 units sold in the first quarter, 4,823 units in the second and 4,719 units in the third. New supply was similarly consistent, with 5,863 units launched in the first quarter, 5,214 units in the second and 5,668 units in the third.

Sales in the Rs 1-2 crore segment rose 11% to 2,596 units, while the Rs 2-5 crore category grew 25% to 1,112 units and the Rs 5-10 crore segment surged 48% to 160 units; the Rs 50 lakh-Rs 1 crore segment remained the largest, with 6,153 units, accounting for 43% of sales. Weighted average residential prices in Ahmedabad increased 3.7% year-on-year to Rs 4,837 per sq ft in the third quarter, below consumer price inflation of 4.8%. Knight Frank’s Affordability Index (H1 2026) continued to place Ahmedabad as the most affordable among the eight major markets. Quarters to sell (QTS) stood at 8.2 quarters in the third quarter versus 7.8 quarters a year earlier, as unsold inventory rose 9% to about 38,700 units following the strong launch pipeline. Across India’s eight key residential markets, sales were largely flat at 2,58,238 units during the nine months, broadly in line with the period a year ago. Launches rose 4% to 2,79,899 units. In the third quarter, launches reached 92,549 units, up 4% year-on-year.

“A measured evolution in both the pace and composition of demand,” said Rumit Parikh of Knight Frank India, pointing to stronger growth in higher-ticket segments alongside stable quarterly sales and calibrated supply. Ahmedabad’s demand mix continued shifting towards higher-value homes. Inventory indicators softened slightly. Knight Frank noted that launches continued to exceed sales in the third quarter, marking the 16th consecutive quarter of this pattern. Download the TOI App.
