The directive is aimed at curbing irregular land transactions such as double registrations, illegal sale of open spaces and unauthorised plotting on land reserved for roads and public amenities, even within approved layouts
Under the new instructions, individual plots in sanctioned layouts must first be assigned separate 7/12 extracts or property cards (PR cards) based on approved subdivision and measurement records before they can be sold or purchased.
“Registration of individual plot transactions should not be permitted until separate 7/12 extracts or property cards are generated and revenue records are updated,” Gupta said. “Roads, open spaces and amenity plots earmarked in approved layouts must be marked as restricted properties in plot-wise revenue records, blocking their unauthorised sale or transfer to prevent misuse,” the collector’s order stated. The order applies to all plots carved out under approved development and regional plans, as well as layouts sanctioned for various land-use purposes. Registrations will now be allowed only after approved layout and subdivision details are incorporated into the relevant revenue records. Gupta has communicated these instructions to the district joint registrar to ensure uniform implementation of the directions across all sub-registrar offices. Revenue and land records departments have also been asked to expedite record updates and coordinate with registration authorities.
Chhatrapati Sambhajinagar : Hingoli collector Rahul Gupta on Thursday directed registration authorities to ensure revenue records of individual plots were updated before any sale deed was registered, warning that officials who failed to comply would face legal action.
