Ahmedabad: With redevelopment of old, dilapidated residential societies and commercial properties surging across Ahmedabad, town development department of AMC has framed the draft ‘Ahmedabad Sustainable Demolition Policy 2026’ to safeguard the environment and ensure citizen safety. Demolitions of structures exceeding 500 sq m in built-up area will require approval at least seven days in advance. For demolishing buildings taller than 15 metres or with a built-up area exceeding 10,000 sq m, applicants must submit a structural assessment report, a construction and demolition waste management plan, and an environmental & safety management plan. Demolition permits are not mandatory for structures smaller than 500 sq m, though safety and environmental rules must be followed. For structures under 15 metres and up to 5,000 sq m in built-up area, approval for razing must be sought seven days in advance. For structures exceeding 15 metres in height or 10,000 sq m in built-up area, it is mandatory to seek approval for demolition by submitting the structural assessment report and demolition waste management and safety plans. Demolition debris must remain covered and be transported off-site within 48 hours of razing. An AMC official stated: “With the city slated to host the Commonwealth Games in 2030 and vying to host the Olympic Games in 2036, extensive redevelopment of aging societies and commercial properties is under way. Cautionary signage such as “Demolition Work in Progress” and “Danger” must be displayed. Safeguarding the environment and ensuring public safety during this phase is the civic body’s top priority, the official said. “Demolitions cannot occur without on-site supervision by AMC-registered experts and private structural engineers,” the official added.
This draft will be sent to the civic body’s standing committee for approval. Under the new policy, property owners and contractors who demolish without permission or flout regulations will face penalties and police complaints. A property owner will be held liable for any damage to neighbouring properties. No demolition can proceed without certified expert supervision. Applicants must also document the disconnection of all power, water, and gas utilities prior to demolition. Demolition work must not compromise traffic flow or pedestrian safety. Workers must be equipped with personal protective equipment (PPE), including helmets and gloves. To control air pollution, demolition sites must install dust barriers and wind shields, and completely drape the structure with green nets. Water must be sprayed using sprinklers both before and after operations, with continuous misting systems deployed during demolition. Dust monitoring systems must be installed on-site. All cutting and drilling must occur strictly within the site boundary, and adjacent public roads must be kept clean.
