New Delhi: Delhi govt has approved a Rs 319.7-crore project to construct 160 high-category residential units for govt officers on a 3.99-acre plot at Bahapur in southeast Delhi, near Apollo Hospital.
Expenditure Finance Committee (EFC) cleared Public Works Department’s proposal for a residential complex comprising 80 Type-V and 80 Type-VI quarters. The land was transferred to PWD in 2008 for construction of general pool residential accommodation (GPRA). The project will have a built-up area of 60,450 sqm and include basement parking, a clubhouse, electrical sub-station, guard room, public toilets, internal roads and landscaping. The estimated cost of construction and allied services is Rs 269.3 crore, according to project documents. After adding consultancy, quality assurance, artwork and environmental charges, the estimate rises to Rs 279.6 crore. With contingencies, cost escalation and statutory components such as EPF and ESI, the total project cost has been pegged at Rs 319.7 crore. The project is expected to take six months for planning and 30 months for execution. Expenditure has been phased at Rs 25 crore in 2026-27, Rs 175 crore in 2027-28 and Rs 119.7 crore in 2028-29. PWD has cited enhanced floor area ratio (FAR) provisions under MPD-2021 as enabling more residential units on available land.

Officials said Type-V and Type-VI quarters are meant for senior officers. The complex will also be equipped with lifts, HVAC systems, firefighting infrastructure, CCTV surveillance, DG sets and a building management system. Type-V units will have three bedrooms, while Type-VI units will have four bedrooms, along with drawing and dining rooms, kitchens, stores, utility balconies and multiple toilets. The proposal has been approved amid a shortage of Type-IV and higher-category govt accommodation. However, construction can begin only after all statutory clearances, permissions and NOCs are obtained. EFC has also directed the department to secure necessary approvals if the project is to be funded entirely by Delhi govt. Download the TOI App.
