The Thane District Consumer Disputes Redressal Commission directed a housing society to undertake structural repairs and correct maintenance bills after a complaint was filed by two residents of the housing society in Koparkhairane.
The Commission directed the society to pay the residents Rs 80,000 each in compensation and costs. The Commission held New Krishna Cooperative Housing Society deficient in service and guilty of unfair trade practice towards Rama Gupta (64) and Amit Kumar Gupta (40), owners of Flat B-603 at New Krishna CHS, Sector 14. It ordered the society to appoint a structural engineer at its cost within 45 days and complete pending major and structural repairs free of cost within two months of receiving the engineer’s report. It ordered the society to also appoint a security agency and guards under Maharashtra Private Security Agencies (Regulation) Rules, 2022, rectify CCTV systems and provide footage on demand, subject to storage capacity. They submitted proof of paying Rs 1,42,210 for repairs and Rs 1,70,400 in expenses after ceiling damage. The Commission rejected objections, ruling that members paying maintenance were consumers under Consumer Protection Act, 2019, and grievances involving continuing failures were within limitation.

They said seepage and leakage damaged ceilings, columns and beams, leaving the flat unhygienic and unsafe.
