Tom Brady paid $17 million for a teardown lot on Miami’s Indian Creek Island in late 2020. In January 2025, Bloomberg reported that bids on Brady’s house had passed $150 million, though no public listing followed. Page Six reported in December 2020 that he and then-wife Gisele Bündchen had bought the property at 26 Indian Creek Island Road. Soffer is a close friend of Brady and lives next door at number 27. The lot covers roughly two acres, with about 200 feet of water frontage, according to reports at the time. Brady retired for good in February 2023, so he did not live there while he played. It has an 18-hole golf course and a country club. Kushner and Ivanka Trump reportedly paid more than $30 million for their lot. Bezos has spent more than $230 million on three properties since 2023, according to Business Insider and Bloomberg. In 2023, The Real Deal reported that Brady had secured a $35 million construction loan for the property. Renderings from Scott Mitchell Studio, obtained by The Real Deal in September 2023, showed a modern waterfront house. The mansion was reported complete in 2024. Brady and Bündchen split in 2022, and per their settlement, Brady kept the Indian Creek property. Bündchen moved into her own place in Surfside, bought for $11.5 million. The Bloomberg report in January 2025 said Brady was open to selling and that the house was being shown to a small group of buyers. Bids had reportedly topped $150 million.

That detail says a lot about how deals work on the island: introductions matter as much as price. Over the next few years he turned it into a finished waterfront estate. The island, nicknamed the Billionaire Bunker, is home to Jared Kushner, Ivanka Trump and Jeff Bezos. A sale at that level would beat Miami’s single-family record. Tom Brady was still a Tampa Bay Buccaneers quarterback when the deal came together. The couple were renting Derek Jeter’s Tampa mansion at the time, so the purchase was a quiet bet on life after football. The transaction appears to have happened off market. It went through an LLC tied to Jeff Soffer’s Fontainebleau Development. The plan from the start was to demolish the existing house and build something new and eco-friendly. He bought the place for the years after the game. Indian Creek is a man-made island in Biscayne Bay, and it works more like a private village than a neighborhood. It also has its own police force and its own mayor. Access is gated and tightly controlled. The neighbors explain the nickname. Billionaire investor Carl Icahn has a home there. For someone with Brady’s profile, the appeal is easy to read. He spent twenty years being watched. On Indian Creek, the real product is privacy. The price tag mostly pays for the security around the house, not just the house itself. The build was not cheap, and it was not quick. First Republic Bank was the original lender, but it failed, and JPMorgan stepped in to provide the financing. That loan alone suggests the construction bill ran well into eight figures. The primary and guest suites each have their own terraces. Later reports described a pickleball court, a basketball court, a custom golf area, an outdoor infinity pool and a boat dock. The divorce changed the story around the house. It sits almost directly across the water from his estate. Two homes that were once planned as one family’s future now look at each other across a short stretch of bay. Bloomberg also noted that those discussions did not guarantee a sale, and Brady’s representatives did not comment.

Ken Griffin set Miami’s previous single-family record in 2022, paying $107 million for a Coconut Grove estate. A vacant 1.84-acre lot on Indian Creek, bought for $27.5 million in 2018, was later on the market for $200 million. In March 2026, the Wall Street Journal reported that Mark Join conversation Share your thoughts in the comments Be respectful · TOI community guidelines Zuckerberg had bought an Indian Creek mansion for $170 million, now the largest residential sale in Miami-Dade County. That means a Brady sale at $150 million would no longer take the record. Brady bought a $17 million lot, built a house on it and has been reported to have heard offers far above that. The most useful number may be the oldest one: $17 million was what the land cost in 2020, before Bezos, before Zuckerberg, and before the island became a bidding war.

No public sale record has confirmed a deal. The number looks less strange against the island’s recent market. Bezos moving in lifted everything around him. Then the ceiling moved again. It would still land among the biggest deals the city has seen. For now, the facts are narrower than the headlines. Get the latest Sports News and Live updates. Download the TOI app.
