Belagavi: In a major boost to urban development within Belagavi Cantonment limits, the ministry of defence has increased the Floor Space Index (FSI) from 1 to 2 and notified the revised building regulations in the Gazette on Oct 12.
With publication of the notification, the revised rules have entered the next stage of implementation.
The proposal to enhance FSI had earlier received approval from the Directorate General of Defence Estates (DGDE) before being forwarded to the ministry of defence.
Under the amended Building Bye-Laws, 2006, property owners will be permitted to utilise a larger built-up area relative to the size of their plots. FSI determines the extent of construction permitted on a plot, and its increase from 1 to 2 effectively doubles the permissible development potential. The revised regulations also permit construction of buildings up to 16 metres in height, opening up greater opportunities for redevelopment, vertical expansion and more efficient use of available land within the Cantonment area. Residents and stakeholders will have 30 days to submit their views once the notification is issued.

The move marks a significant step towards implementing long-pending amendments to the Cantonment’s building bye-laws and is expected to facilitate redevelopment of old structures as well as new construction projects. The Belagavi Cantonment Board is expected to initiate the statutory process shortly by publishing the notification and inviting objections and suggestions from the public. Following completion of the public consultation process, the Cantonment Board will take further steps towards enforcing the revised rules. Download the TOI App.
