Between 2022-26, 1.3 crore sq ft has been leased by GCCs in Pune, CBRE data shows. Maharashtra launched its GCC policy in 2025 aimed at creating 4 lakh new jobs in five years. It offers a rental subsidy to the GCCs capped at Rs 1-4 crore a year depending on location – metro or non metro cities. Under the policy, GCCs also get 20% capex subsidy between Rs 10-100 crore depending on scale of the GCC.
Manish Jain, President, Credai Pune, said that public infrastructure in Pune has to improve going forward if the city has to further attract GCC investments. The commercial developers are also building plug and play office spaces to reduce the timelines required for smaller GCCs to set up their offices. The next phase of growth will pan out depending on how govt policy, developers and GCCs translate the opportunity into execution led outcomes, CBRE observed in a report.
