Ahmedabad Municipal Corporation Sets Development Parameters for Auctioned Plots
The Ahmedabad Municipal Corporation (AMC) has introduced specific Floor Space Index (FSI) and building height regulations for nine auctioned plots in the city. This initiative is designed to stimulate interest from builders and developers, who previously hesitated to engage with AMC auctions due to unclear development guidelines. The total base price for the nine plots is set at Rs 1,010 crore.
The estate department has incorporated construction norms along with the base prices, allowing potential bidders to evaluate the development possibilities before participating in the auction. Among the available plots is FP 84+85 of TP 34 in Jagatpur, which permits construction of buildings up to 100 metres tall. This plot spans 7,078 square meters and is priced at Rs 1.85 lakh per square meter, bringing its total base price to Rs 130.9 crore.
Another key parcel is FP 96 in TP 109 (Muthia-Hanspura-Bilasia), spread over 41,843 sq m. The plot falls in the Residential-1 (R-1) zone and permits construction up to 45 metres in height. The base price has been fixed at Rs 71,000 per sq m, taking the total value to Rs 297 crore. Among the other plots offered, FP 140 in TP 212 (Ambali) permits a height of 45 metres and has a base price of Rs 142.2 crore. FP 121 in TP 215 (Ambali) allows a 30-metre building height and is priced at Rs 114.5 crore. In the Gota-Sola-Ognaj area, FP 263 of TP 56 allows construction up to 70 metres and has a base price of Rs 105.8 crore. FP 273/1 in the same TP permits a height of 45 metres and is valued at Rs 76.5 crore, while FP 273/2 allows construction up to 70 metres with a base price of Rs 29 crore. FP 135 in TP 33 (Gota) permits construction up to 30 metres and has been priced at Rs 41.8 crore. FP 257 in TP 66 (Ranip-Chenpur-Chandlodia) allows a 45-metre building height and carries a base price of Rs 72.2 crore.
However, as it lies within an area regulated by the Airports Authority of India, the permissible height will be subject to the authority‘s NOC.
