Jeff Bezos bought two neighbouring Indian Creek estates for $68: The wider industry impact

PC: Forbes

The Amazon founder first bought a waterfront home on Indian Creek Island for $68 million, then followed it with a neighbouring estate that cost another $79 million. Together, the two properties gave him a continuous 4.6-acre stretch of waterfront land in the small community near Miami. A third Florida acquisition has since pushed the amount he has spent on property in the state to about $237 million, adding another substantial purchase to a real estate portfolio that already spans several parts of the United States. Bezos’ first move on Indian Creek came earlier in the year, when he paid $68 million for 11 Indian Creek Island Road. The three-bedroom residence covers nearly 9,300 square feet and occupies a waterfront site measuring about 2.8 acres.

Jeff Bezos has been steadily expanding his footprint in one of Florida’s most closely guarded residential enclaves. The purchases were already enough to make Indian Creek a significant part of Bezos’ property holdings. The purchase gave Bezos a sizeable presence on the island before he added the property next door. Rather than being separate holdings scattered around the community, the two homes sit beside one another, creating a much larger continuous parcel of waterfront property. That second acquisition changed the scale of the purchase considerably.

Security and Privacy Define the Billionaire Bunker Community

The community, known as the “Billionaire Bunker,” is characterized by its affluent residents and robust security measures. Controlled access is a key feature, effectively isolating this exclusive enclave from the bustling Miami area nearby. This focus on privacy enhances the appeal of the location, ensuring that residents can enjoy a high level of discretion and safety.

The neighbouring estate at 12 Indian Creek Island Road was sold to Bezos for $79 million, according to the Multiple Listing Service. The transaction brought the combined price of his two Indian Creek purchases to $147 million. Built in 2000, the seven-bedroom property occupies roughly 1.8 acres on the western side of Indian Creek. As reported by Forbes Global Properties, the residence is considerably larger than the first home, with about 19,000 square feet of interior living space. It also has 200 feet of water frontage, 14 bathrooms and a six-car garage. The first property accounts for about 2.8 acres, while the second sits on another 1.8-acre lot. Combined, that amounts to roughly 4.6 acres of contiguous waterfront land. The larger mansion alone has seven bedrooms and 14 bathrooms, while the neighbouring property adds another home to the holding. A third purchase brought his total expenditure on Florida real estate to about $237 million. The $68 million and $79 million transactions account for $147 million of the reported total, leaving about $90 million attributable to the third acquisition. Despite its proximity to one of the country’s major cities, it is a remarkably small residential community, with fewer than 50 homes spread across an island of about 300 acres. One of his better-known purchases came in 2020, when he paid $165 million for a Beverly Hills estate. The Florida purchases add another major cluster to that portfolio, with the latest reported total of $237 million covering three acquisitions in the state. Bezos now owns two neighbouring waterfront estates, with the combined 4.6 acres giving him a much larger continuous property holding than either purchase would have provided on its own.

Bezos’ two adjoining estates therefore give him a substantial presence within a community where there are relatively few residential properties to begin with. Its position gives the house views towards Biscayne Bay as well as the golf course belonging to the Indian Creek Country Club. Inside, the house follows a more traditional European-inspired style. Marble floors, tall ceilings and elaborate finishes run through the main living areas, while several rooms are designed specifically for entertaining and leisure. There is a wine cellar, a hosting salon and a room centred around a fireplace. A private cinema is also part of the property, while outside there is a heated swimming pool and a separate cabana house. The significance of the two purchases lies partly in their proximity. Bezos now controls the adjoining properties rather than simply owning two unrelated homes elsewhere on the island. The arrangement also gives the Amazon founder access to two substantial residences, rather than requiring one house to accommodate all of the functions associated with a large estate. For a community where land is limited by the size of the island itself, putting neighbouring parcels together represents a sizeable expansion of any individual owner’s footprint. The Indian Creek deals were not the end of Bezos’ property spending in Florida. That figure puts the two Indian Creek acquisitions into a wider pattern of major property purchases rather than treating them as an isolated investment. The exact scale of the latest purchase also illustrates how quickly Bezos’ Florida holdings have grown. Within the same period, his property interests moved from a single Indian Creek residence to neighbouring estates and then to a broader Florida portfolio worth hundreds of millions of dollars. Indian Creek Village sits on a man-made barrier island just outside Miami. Indian Creek Country Club occupies much of the island, while the residential properties sit along its waterfront edges. That limited supply of homes has made large parcels particularly unusual. The Indian Creek acquisitions also fit into Bezos’ long-running interest in high-value residential real estate. His holdings have included properties in places such as New York, Washington, DC and Maui. That transaction alone ranked among the most expensive residential property deals in the United States at the time. For Indian Creek, however, the most visible change is concentrated in a small section of the island. Get the latest technology news and updates. Download the TOI App.
